Now slide the new flapper over the overflow tube, relocate the chain and turn on the water supply again.

If you’ve got leaky faucets, understand the main cause of leakage is worn out washers. The faucet handles have rubber washers inside them which are prone to wearing out soon. Shut off the water supply. Unscrew the leaky handle. Remove the worn out old washer and replace the new one.

The hoses of your washing machine should also be checked regularly for leaks. Damage caused by leaky hoses of washing machine water supply is one of the major reasons for insurance claims for water damage. Remember to inspect the water supply lines of your washing machine at least once a year and replace them every three years, especially if they are plastic. Also if you notice that the metal ends of the water supply lines are rusty or discolored, replace them at once.

Checking the drain hoses of the washing machine is as important as checking the water supply hoses to prevent water coming to your floor instead of the drain where it should be. Just like the supply lines, don’t fail to check the ends of the drain lines for rust or discoloration and if you find any evidence of leaking, replace them at once.

You should also inspect the snugness of drain lines with the help of a pair of pliers or a crescent wrench. If the line is properly tight, you should not be able to tighten it further. If the lines are plastic, they should be replaced every three years.

Regarding your dryer, it’s essential to make sure you clean the lint screen regularly so as to prevent fires. A clean lint screen will not only prevent fires, but will also prolong the life of the heating unit. Remember to remove the lint physically from the screen between each session of laundry. Also make sure to remove the residue of fabric softener by rinsing the screen with warm water and dish soap once weekly.

Sediment is suspending in water and these particles settle typically at the bottom of the tank when the water sits in your water heater, thereby damaging the floor of the heater. Therefore, drain the water from your water heater at least once a year and clean the inside, especially the floor.

To drain the water heater, turn off the power as well as water supply. In case of an electric water heater, you just have to flip the circuit breaker to the “off” position for turning off the power. In case of a gas water heater, you need to turn the thermostat setting at the pilot position.

Now join a water hose to the drain fitting at the base of the tank and keep the other end in a place where the draining hot water won’t damage anything, e.g. your driveway. A regular garden hose is a direct fit to the drain fitting. Now turn all the hot water faucets in the home on and next, open the drain valve of the heater. While the drain valve is still open, turn on the water supply again. Next close the drain valve, fill the tank and then turn the power on again.

Air conditioners are perhaps one of the most neglected home appliances when it’s about performing routine home maintenance. The fact is that they can be one of the costliest appliances to repair.

To maintain your aircon, keep inspecting the condensation hose to ensure the water can flow from the line unhindered. In case of standing water at the point of draining of your condensation line, form a drainage path with the help of a small garden trowel and border the path with gravel to prevent algae and mold from growing, which can be severe health hazards due to their spores that can be drawn into the appliance and spread in your home.
